19-story, 625-bed apartment building planned near UM campus

A new student-oriented high-rise apartment building is planned in Ann Arbor’s South University District, a block away from the University of Michigan campus.
Chicago-based co-developers CRG and Shapack Partners plan to break ground on Chapter Ann Arbor, a 19-story, 183-unit complex at 1201-1213 S. University Ave., in August, with apartments opening to renters in time for the 2027-28 school year.
The complex will include a mix of studio, two-, four- and five-bedroom units, totaling 625 beds. Units will be fully furnished and include a smart TV and in-unit washer and dryer, according to the release. Amenities will include a fitness center, study lounges and a rooftop patio.
The cost of the project was not disclosed.
Rent for the apartments is not yet being disclosed, according to a spokesperson for CRG, but CRG Executive Vice President and partner J.J. Smith described the complex as high-end.
“With this one-of-a-kind development, we are excited to offer students a best-in-class living experience — think boutique hotel meets student housing — just steps from the heart of the University of Michigan campus and the iconic Diag,” Smith said in the release. “Delivering thoughtfully designed, amenity-rich housing in walkable neighborhoods close to campus is a cornerstone of our student housing strategy.”

The architect for the project was Chicago-based Lamar Johnson Collaborative, a subsidiary of CRG’s parent company Clayco. Madison, Wis.-based Findorff will be the general contractor.
The new high-rise comes as Ann Arbor grapples with increasing demand for housing in the city, driven in part by rising UM enrollment and a shortage of dorms for students after their first year. Recent and upcoming developments in the city include the student-oriented Vic Village South and Verve Ann Arbor. UM is also building a 2,300-bed residence hall and 900-seat dining facility for first-year students on Central Campus that is expected to be ready for students by fall 2026.
