At Oakland Hills, a rare new build mansion springs up
Another new construction project is taking shape at Oakland Hills Country Club, and it’s not the clubhouse.
A relatively rare, new construction home hit the market this week on the fairways of the South Course of the prestigious Bloomfield Township country club that will again host the U.S. Open golf tournament on the North Course in the coming years.
Framing has already begun at the planned 7,200-square-foot home located near Maple and Lahser roads. The home is listed by Kathy Broock with Max Broock Realty and carries an asking price of $8 million.
James Wiese, CEO at Troy-based Great Lakes Custom Builders, is building the home. Lots for new construction on Oakland Hills are rare and the company has been jumping at the limited opportunities when they come available, he said.
Wiese said his company built another home on the North Course across Maple Road in 2023, and another home was built next door to that one; but otherwise he’s not aware of any other new homes built in the last decade. A spokesman for Oakland Hills said the club does not keep formal records of the homes built around the grounds.
Demand for homes around the club is “high,” Wiese said.
“Members that belong to Oakland Hills Country Club would love to live on the course,” Wiese added, noting that another home the company recently built on the course sold above asking price before it was formally listed for sale. (The home doesn’t come with a membership to the exclusive club.)
Typically, Wiese said his company doesn’t start building homes without a buyer in place, but framing for this home is already underway and completion is expected this fall. The home’s design is intended to be a “blend of contemporary and classic,” he said.
“(T)his residence offers an unparalleled lifestyle, making every day feel like a luxury retreat,” the listing copy reads.
Wiese and Broock each touted the expansive views of the golf course offered by the large windows, and the lower level will offer a full walk-out area with a “backyard oasis” containing two “oversized covered verandas complete with a built-in kitchen and fireplace — (which) overlook a sparkling swimming pool and the lush golf course beyond,” according to the listing.
“This particular elevation and style of home, in my opinion, it’s just sexy,” Broock, the listing agent said, also noting the entertainment opportunities such a property offer, particularly with championship golf returning to the grounds.
The $8 million price point — just over $1,100 per square foot — is just shy of other nearby homes Broock said she’s sold recently and is “on par” with the area, she said, acknowledging the pun.
Oakland Hills stands as one of metro Detroit’s most storied golf and country clubs. With two 18-hole golf courses designed by legendary golf course architect Donald Ross, the club has hosted major championships and the Ryder Cup competition between the best American and European golfers.
The U.S. Open, considered one of the toughest tests in the sport, is slated to return to Oakland Hills in 2034 and 2051.
A February 2022 fire destroyed the club’s historic clubhouse. Construction of a new clubhouse is well underway with completion expected sometime next year.
