This Brush Park condo renovated on HGTV is yours for $2.5M
A condo in one of Detroit’s most historic homes in Brush Park is expected to hit the market Thursday for the second time in just more than two years.
The condo unit in the famous Ransom Gillis house on Alfred Street within the red-hot Brush Park neighborhood measures just more than 4,000 square feet across three levels. With its listed asking price of $2.5 million, the current owner seeks a roughly 43% premium over what they paid for the unit in September 2022, according to public records.
Since purchasing the condo, the current owners — who were not available for an interview Wednesday — have added a private backyard patio ideal for tailgates before a nearby Lions or Tigers game as well as full bathroom in the basement.
The condo is one of two units in the nearly 150-year-old Ransom Gillis house, which was renovated in 2015 by Nicole Curtis of HGTV’s “Rehab Addict” show. It was previously listed two years ago with an asking price of just less than $2 million before selling to the current owners for $1.75 million.
The unit is being co-listed by Erica Collica and Kyle Swink, associate brokers with Max Broock Realtors. The partners also listed the condo when it sold in September 2022.
At that time, there were five to seven interested buyers, Collica said, and the unit sold less than four months after being listed, a quick turnaround in a fairly sluggish Detroit condo market.
“Is it a raise in price, or was it underpriced before?” Collica asked. “We’ll see.”
Moreover, the premium price being sought for the unit represents “the overall progression of the city” and the Brush Park neighborhood, Swink said.
“Brush Park — specifically these couple streets — have really pegged themselves as the ideal place to live, just from the walkability factor and to get to Eastern Market, get to Midtown, get to the stadiums,” Swink said. “And then you get the coolness factor of the historical situation with this house. There’s only one Ransom Gillis.”
Swink declined to say why the condo is being listed for sale.
The Ransom Gillis house is “one of Detroit’s oldest and most beautiful houses,” according to Historic Detroit.
Built between 1876 and 1878 for the wholesale dry goods merchant after whom the home is eponymously named, the house features a “Venetian Gothic” style with a notable turret on the north end of the property at the corner of John R and Alfred streets.
The three-bedroom, three-and-a-half bathroom unit features significant amounts of exposed brick, much of it original and some of it with fading color from age, as well as a full basement that includes a full bath, wet bar, sitting area and space for a home office.
The entrance to the for-sale condo unit features a Pewabic Pottery design on the floor. The company was located in a carriage house on the property until 1906, according to Historic Detroit; other businesses replaced it in later years.
While the historical attributes could prove appealing to some would-be buyers, the Brush Park area is awash in condo development at the moment. Listing site Redfin currently shows around a dozen condo units for sale in the neighborhood priced as low as $850,000 and with the Ransom Gillis unit sitting at the top of the market in the neighborhood.
One of the newer units, a European-style condo listed back in June for just under $1.8 million, remains available.
